Basset Farmhouse Cottage

This page give information of a ‘contractual’ nature about the cottage.

A deposit of 10% is required within two weeks of booking to confirm that booking. Confirmation of requirements must also be in writing with the deposit. The balance should be paid at least 14 days before the start of occupation.

Accommodation: There are two single beds and one double. The Cottage is suitable for sleeping four people, although a convertible sofa can cater for two extra. We reserve the right to restrict the number of people, and to cancel the booking immediately if more people are introduced than shown, without prior agreement. All beds are supplied with full linen and duvets. Extra blankets are available if required. Hand towels and bath towels are also supplied. Please bring your own beach towels.
Access to the property is usually available from 4pm on the day of arrival. If you are likely to arrive late a phone call would be appreciated! You are asked to vacate before 10am on the day of departure to allow time for cleaning before the next guests.

Power: Electricity is paid for by a meter, which takes pound coins. We ensure the meter is full at the start of each letting period, and many people manage to avoid putting any further coins in! SWEB rates are amongst the highest in the country, however. For spot heating there is an electric radiant heater, and we have fan heaters available, but for colder periods the Cottage has central heating which runs when the heating in the main house is on. This is not charged as an extra.

Vehicles: There is ample parking on the site for cars, and trailers if required (The most we have had to date is 22 cars). Ample space for manoeuvring means that backing in or out is not necessary. All vehicles are parked at owners risk, and should be secured to usual standards. Outside taps, power and toilets are available for washing vehicles etc if desired, or for minimalist camping.

Pets: Provided your dog is well behaved, you may bring one animal provided we are notified beforehand. A dog may not be left alone within the property during the day. You should note that many beaches do not allow dogs during the summer period (details are available from the District Councils’ web sites: www.penwith.gov.uk; www.kerrier.gov.uk; www.carrick.gov.uk, or for the whole of Cornwall,  www.thecornishcoast.co.uk), and the local by-laws on pets fouling footpaths and adjacent verges make the use of ‘poop-scoops’ an economic necessity!

Smoking: We ask that you do not smoke within the cottage.
 
Cancellation: Cancellations more than eight weeks before the date of the start of occupation will get refund of balance paid (not of deposit) or cancellation of outstanding debt. Cancellation later than this leaves the full debt outstanding, and you are required to pay. Holiday insurance to cover enforced cancellation is relatively cheap.  We will do our best to re-let the Cottage, and if we do so, all monies will be refunded (including deposit).

Complaints: If you do have problems, please let us know immediately. Most problems are due to our ignorance (eg - items broken or lost which we didn’t know about)
